I can't recommend Tony and his team enough. They sold my house in record time. I originally contacted Tony because he had started a company called "Silicon Valley Lofts and Condos," their office was 15 blocks from my house, and MLS showed that he had sold hundreds of properties like mine in the vicinity. There's a big difference between selling a house and selling a condo, and I noticed that Tony specialized in working with both first-time homebuyers and investors. I thought he would be uniquely knowledgeable about the market in my area, and diligent and patient with me. My building was more than 50% tenant-occupancy so I knew that would be difficult to maneuver, AND I was moving out of the area and had a lot of questions. He didn't disappoint. Tony assured me that he could sell my condo after visiting the unit for the first time, and I was really struck by his confidence. He answered all my questions and understood that I still had doubts. Then, just weeks before we listed, he saw that my neighbor with an identical unit in the same building listed for way below the price I had decided on. Tony and I discussed this issue many times, and the effect it would have on my listing. He made some calls to my neighbor's agent to better understand what their strategy was, which was to prompt a bidding war and entertain lots of bids. Tony actually advised me to wait to list my place (!!), and helped me as I brought in a short-term tenant so I lost no income in the process. Tony called as soon as my neighbor's place sold (it took them two months). When my tenant moved out, Tony had everything lined up ready to go: his team went there several times to clean, do repairs, take photos, inspections, everything. I didn't lift a finger, other than to read through and electronically sign digital versions of my end of the escrow papers. When sending me paperwork to sign, Tony and the escrow officer would outline: Here are some known pitfalls, be careful answering #4, make sure to list this and this in question 11. They even suggested verbiage for how to the difficult questions. Even still, I missed a few items on the first pass, and they patiently sent just those pages back to me to review again, explained why I needed to complete those questions a particular way. From what I could see remotely, the crew was OUTSTANDING! They did very minimal staging and just a few hundred dollars' worth of cleaning and repairs. My HOA never complained about noises or doors being left open. The photos of my place were so beautiful that I cried when he first sent them to me! Throughout the process, Tony and his assistant narrated for me: Tomorrow we will be doing X, the following day, we'll do Y, we'll send you copies of everything. Sometimes messages would come at midnight on a weekend; I knew that Tony was exhausted from doing multiple open houses, but he always found time to call or message to keep me in the loop. He was always cheerful and reassuring whenever I was anxious. His messages wold start off: Hey, I know you're far away so you're probably wondering what's going on. Or: Nothing to worry about, but Z happened today, and we took care of it in this way. Tony's interpersonal skills could land him a job as a therapist! He openly invited me to be involved and micromanage if I wanted to, but I didn't. I was sure I was in good hands the whole time. We had a full, all-cash offer just 48 hours after posting. Tony negotiated to remove all contingencies, escrow closed in seven days (!!), and I received the cash proceeds in my bank account within two weeks. Tony sold my place for much more than my neighbor's identical unit in the same building, in less than a quarter of the time. There were a few sticking points (my tenant had left furniture in the unit, and there was a confusion with my HOA) nothing to do with the realty company. But Tony continued to follow through with all of that after escrow closed and the sale was complete. He went above and beyond to make sure I was fully satisfied. And I was, with no regrets. I couldn't have asked for a more sensitive and knowledgeable realtor. For me, he was a perfect match.
